Airbnb has moved almost all hosts to a single host-only service fee of 15.5% of the booking subtotal (16% in Brazil and Mexico). Before, hosts usually paid about 3% and guests paid a separate service fee of roughly 14% at checkout. The guest no longer sees that fee, but the host now pays the full amount, which is why many hosts see a much lower payout than last year.
How much does Booking.com charge?
Booking.com charges a commission on the total booking value, typically between 10% and 25% depending on country and property type, with around 15% as the common average. The Preferred Partner programme adds about 3 percentage points in exchange for better visibility, and Preferred Plus about 8. The Genius programme has no extra commission, but you fund the 10–20% discount for Genius guests yourself.
Why direct bookings matter
A direct booking through your own website usually costs only the payment processing fee, often around 2–3%. Even moving a quarter of your platform bookings to direct can save thousands of euros per year, money you can reinvest in marketing, upgrades or simply keep.
Frequently asked questions
Is the Airbnb 15.5% fee charged on the cleaning fee too?
Yes. The host-only fee is calculated on the booking subtotal, which includes the nightly rate, cleaning fee and extra guest fees, but not taxes.
Can I negotiate my Booking.com commission?
For most small properties the base rate is fixed. You can, however, decide whether the Preferred Partner and Genius programmes are worth their extra cost for you.
Do I have to pay VAT on platform commission?
It depends on your country and tax status. In several EU countries hosts must account for VAT on the commission under the reverse-charge rule. Ask your accountant and enter the rate in the calculator if it applies.
