Thinking of buying

Rent vs Buy

When does buying beat renting in Zagreb?

If you're paying €1,200/month in rent for a 2-bedroom in Trešnjevka, you're paying €14,400 a year into someone else's equity. Here's the rough break-even analysis for a comparable purchase:

Scenario: 2-bed apartment, Trešnjevka, 65m²
Purchase price (est.) €190,000
Transaction costs (~5%) €9,500
Monthly mortgage (20yr, 4.5%) €1,190
vs monthly rent (same flat) €1,200
Net monthly advantage of buying €10
Capital appreciation (est. 4%/yr) €7,600/yr
Break-even (vs renting) ~6–8 years

Visa & Residency

Can I stay in Croatia long-term?

🇪🇺

EU / EEA citizens

Full right to live and work. Register residency (prijava boravka) at local police station within 8 days of arrival. Buying property does not require separate registration but simplifies it.

🛂

Non-EU (digital nomad visa)

Croatia's Digital Nomad Visa (Zakon o strancima) allows non-EU remote workers to stay for up to 1 year (renewable). Must prove remote income of approx €2,800+/month. Does not give right to work for Croatian companies.

🏡

Owning property & residency

Property ownership does not automatically grant residency for non-EU nationals. You still need an appropriate visa or permit to stay beyond 90 days. Plan your residency strategy before purchase.

💼

UK nationals

Post-Brexit: UK citizens need either a long-stay visa (Type D) or DNV if working remotely. 90/180 day rule applies without a visa. Legal advice recommended before purchase.

Where to Live

Best Zagreb neighbourhoods for remote workers

Walkability, co-working access, cafés and internet quality all matter when your office is wherever you open your laptop.

🏙️

Gornji Grad / Centar

€2,800–4,500/m²

Best walkability, most cafés, cultural life. Highest prices. Ideal if budget allows and you want urban density.

🛒

Trešnjevka

€2,400–3,600/m²

Best value for money. Trams to centre in 8 min, strong local community, Trešnjevka market. Top pick for value-conscious buyers.

🌳

Maksimir

€2,700–4,000/m²

Park access, quieter streets, still well-connected. Popular with families and nomads with children. Slightly higher prices reflect lifestyle premium.

🏢

Novi Zagreb

€1,900–2,900/m²

Most affordable. Newer buildings with better infrastructure. Car-dependent. Best if you prioritise apartment quality over walkability.
