How to calculate Airbnb profit
Revenue is the nightly rate × booked nights, plus cleaning fees. From that you deduct platform fees, cleaning, management, running costs and taxes. What remains is the net operating income. If the property is financed, subtract the mortgage payments to get your cash flow.
Example with the default values: €120 per night at 55 % occupancy is about 201 nights and €24,090 in room revenue. After platform fees, cleaning, utilities and yearly costs, a typical one-bedroom keeps roughly two thirds of gross revenue before tax and mortgage.
Occupancy is the key number
Hosts often overestimate occupancy. Use realistic figures: check comparable listings' calendars for the next months and remember low season. The break-even occupancy shows how many nights you must sell just to cover costs; the lower it is, the safer the investment.
Short-term vs. long-term rental
Short-term rentals earn more per night but need more work, furnishing and cleaning, and carry more regulatory risk: many cities limit new holiday rentals or require licences. Compare the result with the net yield of a long-term rental using the rental yield calculator.
Platform fees and direct bookings
Booking.com typically charges around 15 % commission and Airbnb around 15–16 % with the host-only fee. Every direct booking saves that amount. See how much you pay per year with the commission calculator.
